LEGAL NOTICE FOR SERVICE BY PUBLICATION GITSIT Solutions, LLC not in its Individual capacity but solely in its as Separate Trustee of GITSIT Mortgage Loan Trust BBPLC1 vs. Unknown Executors, Administrators, Devisees, Beneficiaries, Heirs, Unknown Spouses of Devisees, Beneficiaries, and Heirs and Creditors of Beverly E. Cox, et al. Case No. 2025CV0482 Judge: Michael A. Buckwalter Parcel No.: B42-003-0010-0-0-0004-00 To Unknown Executors, Administrators, Devisees, Beneficiaries, Heirs, Unknown Spouses of Devisees, Beneficiaries and Heirs and Creditors of Beverly E. Cox, whose last known place of residence is unknown, each of you will take notice that on June 3, 2025, Plaintiff, filed an Amended Complaint for foreclosure in the Greene County Court of Common Pleas, being Case No. 2025 CV 0482 alleging that there is due to the Plaintiff the principal amount of $221,615.64, accrued interest in the amount of $5,252.29 through May 5, 2024, together with interest at the rate of 5.47% from May 5, 2025, other fee charges in the amount of $16,231.12, and court costs, applicable to the terms of the Promissory Note secured by a Mortgage on the real property, which has a street address of 4018 Barberry Blvd., Beavercreek, OH 45440. A full description can be obtained from the Greene County Auditor’s Office at 69 Greene Street, #200, Xenia, Ohio 45385. Plaintiff further alleges that by reason of a default in said Promissory Note, the conditions of said Note and Mortgage have been broken and the same has become absolute. Plaintiff prays that the Defendants named above be required to answer and assert any interest in said real property or be forever barred from asserting any interest therein, for foreclosure of said mortgage, marshalling of liens, and the sale of said real property, and that the proceeds of said sale be applied according to law. Said Defendants are required to file an Answer on or before 28 days after the last week that the publication has run for THREE successive weeks, or judgment may be rendered as prayed for therein..
